Königs Wusterhausen town council decides to amend the zoning plan and draw up a development plan for “Königspark”

DLE Land Development GmbH, based in Berlin, is developing the area known as “Königspark” in Königs Wusterhausen, Brandenburg, into a mixed-use neighborhood on behalf of the owner. On December 4, 2023, the City Council of Königs Wusterhausen majority-approved a modification to the existing land-use plan (FNP). A week earlier, on November 27, 2023, the City Council also approved a resolution to initiate the development plan based on the approved master plan for the approximately 56-hectare “Königspark” area.

These decisions initiate the modification of the currently valid development plan for the designated area, which previously only allowed for commercial use in “Königspark.” The result of the development plan amendment aims to create a mixed-use neighborhood following the model of the 15-minute city, incorporating commerce, residential spaces, public and social infrastructure, as well as spacious green areas.

Petra Müller, Director Conceptual Development & Communication of DLE Land Development, expressed gratitude, stating, “I would like to thank the city council members and supporters of our ‘Königspark’ project for their commitment and trust in our planning. The resolution marks a milestone for the further development of the city of Königs Wusterhausen. It enables the determination of essential urban planning elements of the master plan, creating added value for the entire city. Local needs for kindergartens and educational facilities, in particular, can be addressed and provided in the ‘Königspark.’ We are confident that the upcoming process of developing the new development plan 03/23 will set the stage for further positive development of the city, and we will continue to adhere to our concept of transparency and citizen information.”

Approval of the master plan shows that our forward-thinking concept, modeled after the 15-minute city, can positively influence urban development, especially in regions with strong growth dynamics. The ‘Königspark’ will simultaneously offer space for work and residence, recreational activities, local services, and essential infrastructure. The entire city will benefit from these offerings in the future.”

Königs Wusterhausen, with approximately 40,000 residents, is located southeast of Berlin. Its position in the “Boom Corridor Southeast” is characterized by its proximity to the BER main airport, the Tesla factory in Grünheide, and the technology and science locations in southern Berlin. The master plan approved by the City Council for “Königspark” envisions the development of a mixed-use and DGNB-certified neighborhood. Kindergartens, a school campus, and other public and social infrastructure facilities enhance the attractiveness of the future “Königspark” and support the city in its dynamic development. In addition to the planned 2,500 housing units for all age and income groups, the 56-hectare area is expected to accommodate approximately 120,000 square meters of commercial space and 100,000 square meters of public park space.
