Berlin and Brandenburg: DLE develops pioneering new-build projects on the waterfront

Waterfront locations are particularly sought after – both for living and working. With their lakes and rivers, Berlin and Brandenburg offer numerous attractive waterfront sites. Compared to other major European cities, there are still large areas of brownfield land available, offering opportunities for comprehensive district developments. Riverside Teltow is being built on a 44,391 sqm former warehouse site directly on the Teltow Canal, southwest of Berlin. The urban development concept foresees a sustainable mixed-use quarter with a focus on housing. The potential gross floor area of 79,000 sqm will be divided into approximately 83% residential and 17% commercial, including two neighborhood garages. A large number of apartment buildings will be constructed, complemented by an attractive infrastructure of commercial and social facilities. In addition to the direct location on the water, the relaxing surroundings with beautiful green spaces and mature trees, the proximity to Lake Machnow and the excellent transport connections ensure a high quality of life. This will benefit not only future residents, but also the local workforce. The high-income Berlin district of Steglitz-Zehlendorf is directly adjacent and enhances the location with numerous educational and childcare facilities, for example. Berlin Science Port: Innovative commercial project on the Westhafen Canal in Berlin-Charlottenburg

Berlin Science Port is planned as a state-of-the-art life science campus on the site of the established “berlinbiotechpark” technology park. In the immediate vicinity of well-known companies such as Carl Zeiss Meditec AG, Bayer AG and SGS Institut Fresenius, the sustainable concept envisages the development of four timber hybrid buildings. With a gross floor area of around 77,000 sqm, the concept will offer innovative companies and start-ups the perfect mix of versatile office space and state-of-the-art laboratory areas. Jan-Steffen Iser, authorized signatory of DLE Land Development GmbH: “In addition to the ideal public transport connections, the companies will also benefit from the technology park’s comprehensive security concept and the advantages of the industrial area, for example in terms of noise emissions.” The building permit was submitted in the 4th quarter of 2022 and is expected shortly.


Spree27: Aparthotels on the waterfront in Berlin-Oberschöneweide

The district of Treptow-Köpenick is green and full of water. The Spree27 project site is located in the sought-after district of Oberschöneweide, directly on the waterfront. A positive preliminary building permit has already been issued for the construction of an office building and an aparthotel with approximately 248 units. Since the nearly 8,400 sqm site is zoned “de facto commercial,” commercial housing in the form of apartments offers an opportunity to create much-needed residential space. With a comprehensive infrastructure of co-working spaces, office space for new work concepts, a fitness studio, restaurants, cafés and event areas, pleasant short and long-term stays will be possible in the future.
